Experts say that Nairobi's land market appears to be returning to a period of more measured appreciation after recording stronger gains earlier in the year.
Muthangari, Gigiri, Riverside, Spring Valley and Ridgeways were among Nairobi suburbs where land prices fell in the third quarter of 2026, according to the latest HassConsult Land Price Index.
According to the report published on Thursday, November 5, Muthangari recorded the biggest quarterly drop at 3.1 per cent, followed by Gigiri at 2.2 per cent and Riverside at 1.5 per cent.
Spring Valley and Ridgeways also recorded declines of 1.2 per cent and 0.6 per cent, respectively, making them the other Nairobi suburbs where land prices fell during the period.
The declines came as overall land price growth in Nairobi's suburbs slowed to 0.7 per cent, down from 1.4 per cent in the second quarter, marking the slowest quarterly appreciation in three years.
