Experts attribute the increase in rental prices to limited housing supply in Nairobi's established suburbs, alongside improving financial conditions that have supported property investment.
Tenants in Loresho, Kitisuru, Muthaiga and Gigiri faced higher house rents during the third quarter of 2026, while some apartment markets recorded declines, according to the latest HassConsult Property Price Index.
The report shows that house rents in Loresho recorded the highest quarterly increase of 6.2 per cent, followed by Kitisuru at 5.1 per cent, Muthaiga at 4.5 per cent and Gigiri at 3.9 per cent.
Loresho also recorded the highest annual increase in house rents at 14.9 per cent, while the index identified Kileleshwa apartments as having the steepest annual rental decline at 12 per cent.
At the same time, Ruaka apartments recorded the largest quarterly drop in rental prices at 2.7 per cent, providing a contrast to the increases recorded in some of Nairobi's established residential neighbourhoods.
