Compare the total cost of living, not just rent. Consider your commute, access to public transport, water reliability, security arrangements, drainage, noise, mobile network, internet options, shops, healthcare, and your route home at night. Visit at different times of day if possible and ask several residents about recurring issues. A neighbourhood that works well for one person may not work for another.

Visit the estate on a weekday evening and a weekend morning. The same street can feel completely different at those times, and noise, traffic and security change with the hour.

Ask residents, not only the agent. A short chat with a caretaker, shopkeeper or someone walking home can tell you about water, power cuts, security and flooding.
